How much will your services cost me?
TYPICAL FEES:
loft conversion (Certificate of Lawful Development and Full Plan Building Control) from £1900.00
2-storey extension (Planning and Full Plan Building Control) from £2100.00
ground floor extension (Planning/Certificate of Lawful Development and Full Plan Building Control) from £1900.00
The above fees exclude structural calculations and local authority fees.
Local authorities charge £206 for a householder planning application.
A Certificate of Lawful Development Application (this is a certificate confirming that the proposed build comes under permitted development rights and therefore does not require Planning Permission - useful when selling your property) will cost £135.20
Building Control fees depend on the project but are typically around £200-£250 to check and approve the application for a ground floor extension. A further inspection fee is charged by Building Control for carrying out site visits while your build is in progress.
How long does the planning process take?
From measured survey of your premisses to supplying you with a initial proposal for your scheme will take 1-2 weeks. Once you are happy with the scheme the planning application takes 5-8 weeks to process. Once planning consent is secured, a further 3-5 weeks is required to prepare your building control application drawings. These include all construction details and notes, together with any structural calculations required. Once submitted, this application takes around 5 weeks to process. Once you have these permissions, you may start your work. Your local building control department will need to be informed of your commencement of work and will charge you for their site visits, which ensure your build is in accordance with the building regulations. They will invoice you for their site visits.
